Price Comparision

Our offices are provided not in the form of a Lease, like conventional premises, but in the form of a Licence. The main differences are detailed below:

Commitments (Term)

Start and Finish at times to suit you! (you can terminate on just 13 weeks written notice)

Occupation costs

One off Registration Fee of £350

You pay Solicitors fees for both yourself and your landlord, survey fees, stamp duty

Premiums

None

Most lease reassignments demand a Premium relating to the fixtures and fittings. This can often be many thousands of pounds

Disposal costs

None

Estate Agent fees, legal fees and possible "dilapidation order" by landlord to decorate and make good all alterations / repairs to the premises. Void period whilst you have vacated but not yet assigned the Lease.

Extra - paid by landlord and recharged to tenant

Extra - payable to the Local Authority and representing anything between 20% and 40% of your Lease rental figure.

Residual Liabilities

None

Your commitment is for the length of the lease, if any future assignee fails to meet their liabilities then you can still be held liable under the original lease !

With your Offices 4 NOW premises, you can give notice and be completely free from any further obligations at the end of the notice period (normally 13 weeks). This, combined with the ability to take larger or smaller office suites, makes our offices the ideal environment for small growing business, area offices or even for high risk or speculative ventures.
